Undertake all of the technical due
diligence on a £100m office investment for
private investors and for the funder, Credit
Suisse First Boston. |
| Solution |
The property was a new
landmark waterside multi-storey office building
in central London, with retail space opening onto
Bankside. We provided all the technical input
on the fabric and managed the coordinated input
of several other disciplines as our sub-consultants
in order to clear surveys in a very short timescale.
The client and funder were very impressed by our
speed of response and quality of tailored documentation
that allowed this complex and major investment
deal to complete successfully. |

Our strength has been the application
of our detailed and relevant experience of undertaking
this type of exercise to a tight timescale and
precise client specification. We were able to
bring together the input of all the disciplines
required and act as a single point of technical
expertise, reporting to the client and funder
with a single pragmatic voice.
We are now involved on an ongoing basis with
the management of the site, approving and monitoring
the various tenant’s fit out works.

We have surveyed and
provided assistance on fitout for various units
including new manufacturing and distribution space
within the M25 and the Midlands. We have carried
out due diligence for the disposal of Manufacturing,
Office and Distribution Centres with various surveys,
and consideration of new uses for their brownfield
sites.
We are also involved on new build work for them
including several multi-million pound schemes
for new factory space, office premises, and customer
centres. |

There have been complex
issues to negotiate over our client's exit via
lease breaks on their current space, to the due
diligence, space planning, design and project
management of their new fitout and relocation.
Their new space is within St Martin’s London
Bridge City providing excellent riverside views
of the city, and a very special office space within
which to meet their clients.
By analysing closely their specific requirements,
we have been able to design a very high quality
working environment, bespoke to their needs and
procured along innovative lines to achieve the
best possible price for them. We have been able
to exploit our strong supplier relationships to
deliver a tailored product within their programme
needs.

We are currently managing the
final stages of procurement and the start on
site of the works. We very much look forward
