| We always provide a period of consultation designed
to understand the business drivers for the client
and its needs and the specific property parameters
covering location, quality, size, and cost. Ultimately
our aim is to define the property brief ahead
of any action in order to present a plan of options

| Property Search |
 |
| Once we have a defined brief we can begin the
task of identifying suitable property from both
on and off market sources. Our initial search
is designed to establish the level of price and
supply available in the market. We will short
list a sample of properties from our industry
knowledge and agency network which we review with
our clients. The task then is to fine tune the
property search in order to provide a priority
viewing order. |

| Viewings |

| We always conduct viewings with our clients,
walking around the space identified, asking the
pertinent questions of the vendors agents and
assessing how far any property comes to meeting
the outlined business brief. Whilst a property
might stack up well on paper the viewings are
designed to provide a much better understanding
for value and to help advise our clients when
coming to make an offer. |

| Surveys and Space Planning |

| In association with our building services division
we will provide a full accommodation survey in
order to assess structural integrity and provide
a space planning audit in order to assess the
potential suitability of the space identified.
This is highly important in order to ensure any
property identified will actually meet the operational
needs of the business ahead of negotiations commencing. |

| Negotiation |
 |
| Once a property has been selected there begins
the sensitive task of making and substantiating
offers. We work hard to negotiate the best possible
contractual terms looking for value add in terms
of lease structures, price, flexibility and incentives.
We work with all legal representatives in order
to expedite the process and to ensure that all
possible implications arising from lease obligations
are identified and understood by our clients ahead
of confirming any property transaction. |

| Incentives |

| Where possible we will always attempt to improve
our clients business position by negotiating incentives
whether rent free periods, flexible lease terms,
landlord contribution to fit out or rent reduction
or a combination of these. |

| Design and Relocation |
 |
| Moving to new premises has a number of implications
for a business and often leads to significant
change. We provide an interior and brand design
service which provides interior solutions for
the new space. Where appropriate we can also advise
on important communication issues like space branding
and signage once a property has been chosen, thus
providing the complete design and delivery service.
