Legrand

back
in
the
early
seventies.
Thirty
years
of
experience
and
investment
later,
it
is
today
one
of
the
major
players
in
the
UK
market
and
can
provide
the
complete
solution
for
any
residential,
commercial
or
industrial
application. |

As
part
of
an
international
rationalisation
programme,
Legrand
were
preparing
for
a
global
relocation
of
their
production
facilities.
Our
brief
was
to
advise
on
the
implications
of
all
their
property
assets
and
determine
which
would
be
of
greatest
benefit
in
terms
of
operational
requirements
and
release
of
capital. |
Solution
|
Initially,
Legrand
were
set
on
expanding
their
production
facilities
in
Wednesbury,
despite
the
fact
that
their
site
in
West
Bromwich
provided
scope
for
expansion.
We
engineered
a
planning
and
development
strategy,
which
involved
the
optimisation
of
the
Wednesbury
site
through
a
residential
redevelopment,
and
the
significant
capital
receipts
from
this
would
then
enable
the
optimisation
and
expansion
of
the
production
facilities
at
West
Bromwich.
The
strategy
was
proposed
on
a
self-funding
basis.

The
implications
of
our
advice
was
that
it
prevented
abortive
refurbishment
costs
at
Wednesbury
and
enabled
employment
retention
within
the
Borough.
It
also
enabled
Legrand
to
improve
their
financial
budgets
for
the
current
and
future
years.
Most
importantly,
it
allowed
them
to
focus
on
their
core
activities. |

| The
Brief |
Bayer
has
been
trading
in
the
UK/Ireland
region
since
Friedrich
Bayer
first
sold
his
dyestuffs
here
in
1871.
Early
business
was
handled
through
the
offices
of
engineering
company
JM
Steel,
then
through
Bayer’s
own
operations,
based
in
Manchester,
then
Surrey
and,
latterly,
in
Newbury,
Berkshire.
In
the
30
or
so
years
since
Bayer
UK
was
formed,
sales
have
multiplied
20-fold,
with
a
four-fold
increase
in
employees.
Bayer
focuses
strongly
on
the
key
goals
of
improving
profit
performance
and
cost
efficiency,
leading
to
top
line
growth
and,
ultimately,
added
value
for
all
its
stakeholders
-
customers,
suppliers,
shareholders,
employees
and
its
local
communities.
The
company
has
significant
diagnostics
equipment
manufacturing
units
in
the
UK/Ireland,
making
it
a
major
exporter,
as
well
as
importers,
distributors
and
sales
and
marketing
specialists. |

A
major
part
of
Bayer’s
business
strategy
was
to
release
capital
from
the
sale
of
their
under-used
and
surplus
property
assets. |
Solution
|
Ordinarily,
we
could
have
disposed
of
the
property
assets
at
their
current
market
value.
However,
many
of
the
properties
involved
significant
cutailages
constituting
previously
developed
land
and
listed
buildings.
Therefore,
we
embarked
upon
a
programme
of
undertaking
a
planning
and
development
appraisal
of
each
site
to
ascertain
what
alternative
use
or
development
could
be
achieved
and
the
respective
implications
on
capital
values.

This
exercise
identified
that
it
would
be
prudent
for
Bayer
to
initiate
the
planning
permissions
or
allocations
through
the
development
plan,
to
enable
them
to
realise
the
hidden
potential
in
their
landholdings.
The
planning
application
process
for
this
strategy
was
not
straight
forward
but
the
effect
has
been
to
significantly
assist
the
company’s
cashflow
whilst
meeting
the
overall
corporate
objectives. |

Brief |
The
Court
Service
is
an
executive
agency
of
the
Department
for
Constitutional
Affairs.
This
covers
policy,
legislation
and
the
Magistrates'
courts.
The
purpose
of
the
Court
Service
is
the
delivery
of
justice.
The
Agency
is
responsible
for
the
running
of
most
of
the
courts
and
tribunals
in
England
&
Wales
i.e.
Crown,
County,
Appeals,
and
provides
the
necessary
services
to
the
judiciary
and
court
users
to
ensure
its
impartial
and
efficient
operation.
The
Agency
also
has
responsibility
for
advice
to
the
Secretary
of
State
on
his
responsibilities
in
relation
to
magistrates'
courts
although
they
remain
a
locally
managed
service
as
defined
in
statute.
As
the
key
service-delivery
arm
of
the
Department,
the
Court
Service
plays
an
important
part
in
implementing
the
government's
agenda
for
a
modern
justice
system. |

with
their
accommodation
strategy
and,
where
necessary,
work
their
existing
assets
to
their
best
advantage. |

As
part
of
the
Court
Service’s
rationalisation
of
their
court
facilities,
we
have
informed
their
accommodation
strategies
through
planning.
The
Court
Service
own
and
occupy
significant
buildings,
some
of
which
are
under-utilised
and
some,
which
offer
expansion.
Others
are
ideal
for
alternative
use
or
redevelopment
from
which
capital
receipts
can
be
realised
to
fund
new
initiatives.
This
is
an
on-going
commission
on
behalf
of
the
Court
Service
and
the
success
of
our
delivery
will
be
soon
bear
fruit.
